New construction or phase inspections:

Generally conducted in three rounds, the first phase being just prior to concrete foundation placement.  Phase 1 is concerned with plumbing penetrations, steel and toe ditches, piers and pier placement, and plan review.  Phase 2 is also called a pre-drywall inspection, it is a lengthy inspection reviewing rough in HVAC, plumbing, electrical, framing, exterior finishes.  This inspection is typically conducted prior to insulation installation.  Phase 3 is typically conducted prior to closing after all work is completed an appliances installed, this is a full home inspection similar to a pre-purchase inspection.

Pre-Sale Inspections:

Generally conducted prior to the sale of a home, client is the homeowner or relative.  This is an inspection designed to give the seller of the home information that a buyer would discover in the "Pre-Purchase Inspection".  This information can be of value to the seller as they may chose to modify issues or resolve problems prior to the listing.  The report will contain photographs and diagrams to more easily convey the information.

Pre-Purchase Inspections:

This is the most common inspection, and it is conducted upon an accepted purchase contract during the option period.  Our flexible schedule allows for prompt service fitting within most option periods.  To ensure a timely inspection, you are encouraged to contact the inspector immediately after an acceptable contract has been obtained.  

Warrantee Inspections:

Most home builders offer a one year warrantee on the new home.  During your first year in the home, you may notice things which were not readily apparent at the time of purchase.   The warrantee inspection will provide you with written documentation of deficiencies which may need addressed by the home builder prior to the expiration of the warrantee.  The inspection conducted will be similar to a general home – pre purchase inspection.  The report will be written on site and delivered electronically for immediate review.  As with any inspection the client is encourage to attend the inspection towards the end of the appointment to address any questions or concerns.
